The luxury real estate sector in Madrid has its sights set on one of the most ambitious projects of recent times, Four Seasons Canalejas. It is a project of exclusive residential homes of luxury that will have an average price of 4.5 million euros.
These homes would be located in the historic center of Madrid, a few meters from the Puerta del Sol. They would be homes overlooking the Royal Palace. To carry them out is carrying out a profound transformation of no less than seven historic buildings.
This is Canalejas and the operation is framed at the end of 2012 when companies of the Villar Mir group paid 215 million euros to Banco Santander for taking over the buildings that form the well-known block of Canalejas. All this materialized two years later in an agreement with the Four Seasons group to open the first hotel of this chain of great luxury in Spain next to 22 high-end homes.
A project that will mark the luxury real estate sector in the coming years and that will give a new life to these buildings that were in disuse. As for the work to be carried out to carry out all this, they have had to execute new foundations and structures. The objective is to preserve the façades as well as the rest of protected elements at the same time that the rest of the parts can be demolished.
As far as the houses will have an average of 300 m2, being between 150 to 200 meters the houses that are commercialized smaller and up to 500 m2 in the case of the larger ones that would correspond with the duplex penthouse. Regarding the style of the houses, a combination has been sought that mixes the classicism of the building with the modernity in the designs, all of which fostering excellent views.
All dwellings will be characterized by having a minimum size for each room or elements originating from the original buildings. In this sense we would find elements like the fireplaces of the hall. As if all this were not enough, the homes in question will have access to the services of the Four Seasons hotel, as well as a private entrance to the restaurants of the complex and access to both the spa and the pool.
In addition, the way to market these homes is by closing the purchase before finalizing the works, something that is expected to happen in 2019. This ensures that the goal is for each owner to personalize their home. And it is that for it have a showroom that will teach the buyer the proposed finishes, as well as reproductions of what will be various areas such as the bedroom, living room, kitchen and even a minibar that carry some of the residences.
These homes will be sold with two parking spaces. And is that for it will be enabled an exclusive parking with 80 seats and an own entrance. All this will go on sale with a starting price of 13,000 euros per m2, and can reach 15,000 euros per m2. At present, the most expensive apartments in the capital have the m2 above 6,000 euros and with this promotion they would be the most expensive in the city.
For those who want to know what the most emblematic designed housing will be an attic on the eighth floor that will count with nothing less than 300 m2 and another 100 m2 terrace. It will be located on the eighth floor, a place where there will also be two duplexes. Through this new housing offer, it is evident that the luxury real estate market in Spain is again active.
