The ‘Operation Chamartin’ has given rise to the project already known as Madrid new North that was presented in an official way only a few days ago. After more than 20 years of negotiations, this idea has already crystallized and now many people are wondering when they will be able to buy one of the 11,000 homes to be built in the ‘Madrid, Nuevo Norte’ project.
Well, for this, it must be taken into account that the consensus reached also implies a modification of the General Plan of Urban Planning, so it may be necessary to previously order a new partial plan or that the necessary modifications to be made are within the PGOU . If you opt for this last option would be the fastest route and would be by the end of 2019.
Once this time has elapsed, it would be necessary to take into account about four years of urbanization. So with total security the first dwellings would be inhabited in 2025 as soon. That is, we would be facing a medium-term project.
Characteristics of the project
The homes of the Madrid Nuevo Norte operation will be characterized by being present in up to five different execution zones. The first of these is the Chamartín station. The second would be the Business Center. The third area would be Fuencarral-Tres Olivos, the fourth Fuencarral-Malmea and the fifth the Las Tablas. Each zone will have independent building coefficients.

The office area will be concentrated in a single area with one objective: to attract investment. In this way a completely recognizable and compact zone will be created with the intention of attracting, as we say, foreign investment and positioning itself as an effective alternative to other countries.
The promotion of companies
Apparently, these homes will be promoted by BBVA and the promoter San José. Specifically, everything indicates that of the 11,000 homes in total that are to be built, 2,200 will be VP0 as we say and the remaining plots will have to see what the City Council uses to compensate landowners with alternative building rights to the road Of expropriation.
In addition, if the public management of the development of the purchase process and the public management itself is maintained, the rest of the promoters will be able to do so with plots through public auction carried out by the City of Madrid.
